What is the role of a Soil Consultant?
It is often for one of two reasons that most people hire a soil consultant to perform a soil evaluation. When raw land is being purchased, typically the buyer or their lender will wish to know whether the property will “perc” for a conventional septic drainfield. For a "perc test", the design and paperwork are abbreviated, as the goal is to provide information only to aid in the property transaction. However, when the objective of a customer is to build a structure with well and septic utilities or to subdivide land, then regulatory approval will be needed, and therefore additional paperwork will be generated in the form of a permit package.
